Subdivision project under way

RAWSON -- A housing development for low- and moderate-income families is expected to be completed in Rawson this fall.

Forest Edge, a proposed 36-home subdivision in northern Rawson, will see its first seven homes completed by month's end, and the remaining houses will be ready by the end of October, according to the Woda Group, a Westerville-based housing development company.

Forest Edge is located on Powell Lane, off North Main Street.

The single-family homes will be available for rent. A family can enter into annual rental/lease agreements with an option of buying their home at the end of 15 years, according to Charlene Wray, vice president of operations for Woda.

After 15 years, Ms. Wray said, the home will be sold to a family at "a fair market value."

The rent that a family pays during the 15-year lease will be go toward purchase of the home.

Three- and four-bedrooms homes will be available to qualified families.

Rent will begin at $635 a month for a three-bedroom home, and $664 for a four-bedroom.

Ms. Wray said the project will cost $7.2 million, with federal funding coming from a low-income tax credit program, along with money from the U.S. Department of Agriculture's rural development program.

"I'm very excited," Rawson Mayor Corey Miracle said.

According to Woda, homes will include a two-car garage.

Other features will be carpet, tile and laminated floor coverings, oak finish cabinets, and electric heat with central air conditioning.

Vinyl siding, brick and 30-year shingles will be provided, and handicap-accessible homes will be available.

Ms. Wray said homeowners will be in charge of routine maintenance like mowing and shoveling snow, while Woda will handle larger maintenance issues.

The area will include a park and community center.

People interested in applying for a house can contact Woda at 866-789-3929.

When a model home is made available, Woda will then contact applicants to make an appointment for a home tour.

The Woda Group arranges private and public sources for housing developments. The group has built homes in Ohio, Kentucky, West Virginia, Indiana and Michigan.

Ten acres of farmland were purchased from Alan Welch of rural Rawson to build the subdivision.

Woda Project in Rawson
“ These negative comments are upsetting to me! And I just wanted to give "the project" some support, as I am sure some of this can be discouraging!
I wonder if those negative people even think about people in my position. Being a new single mom and just trying to get back on my own two feet! Going through a rough time in my life and the hope this "development" gives me and my children to get through this adjustment. And for the record...Woda does a criminal background check on the applicants...for those worried about criminal intent. I am very thankful for everyone working on this project!

“ "Well managed and maintained" What a joke! Water is not drinkable, if you do put it in a glass it is so cloudy and stinks it is gross. I go through atleast 2 hotwater tanks a year and about 15 coffee pots. Yea thats worth the 60 to 80 a month you over charge us!!!!!!! So your so called "Facts" are not true!!!! I never saw water rates get lower? And you did say that! ”

“ Heff, you get charged for what you use. As for the 30.00 every other month, what year was that? In perspective today our family of 4 that consumes water and sewer is now billed for both utilities.(Everyone is billed monthly) This has been procedure for about 10 years now, so this dates your 30.00 every other month to several years ago!! Our family of 4 pays 64.00 a month and that includes watering our garden!! Just the facts, every other month water billing, so way long ago! Besides I never said our utilities were "CHEAP" just well managed and maintained!! ”

“ Just the facts, Rawson had no control to stop or prevent this sub-division. We do not have zoning and the people do not want zoning so they have expressed over the last 12 years. The Village has plenty of capacity!! The Village Mayor and council have the ability to plan for the future, thus we have applied for and received grant money to build a new cell at the lagoon not to mention the 333,000.00 we received from WODA. With this new cell we will be able to accept more growth in the future, estimates from engineers set the Village up for growth until the year 2024 based on past history. A new water tower, wow what a dream, yep we are even planning for the future!! Once again trying to better the community like we have the past 10 years. I would like someone to give me the name of another community the size of Rawson that has not raised thier water and sewer rates, but actually lowered them for the residents and have been able to leave the rates the same over the past 10 years. ”

“ This sounds like a great idea... affordable housing in a great school system and family-oriented community. But what about those of us whose income is too high to qualify for the Forest Edge community? I'd love to live in a nice new house too. Any other builders interested or thinking about building in Rawson? I would love to buy a new construction house in Rawson! ”

“ I had gone to our city council in April 2008 and expressed concerns regarding the on the stress that an additional 40 houses was going to put on the village. I was assured by our mayor that we had sufficient utilities to take care of the housing development. The plans were in the works for a new water tower and now they have to put in another lagoon for the sewage system. Who is paying for all of this?? What kind of strain is this putting on the school system? The schools have been begging for money for the past 5 years, the addition of more kids from families who may or may not pay income tax will be tremendous. Who is paying for this? Just how many local construction companies were used for this construction? I've seen a lot of trucks from the Columbus area and very few from the Hancock County area. There is a glut of rentals available in Findlay and surrounding areas. This is just a way for some people to put money in their own pockets without regard to their friends and neighbors. ”
